Terms of Service

 

 

- 會員費用 Membership Fees

 

1.) 會員享有玖樓社群資源與公寓住宿空間,初次申請者須先支付行政手續費1500元。

All members are access to the community services and accommodations  in 9Floor Co-Living Apartment, $1500-NTD will be charged for the first time admission.

2.) 房租由於採取Insto系統線上刷卡,可能產生的外加費用包含:刷卡交易手續費,如不是使用台幣則有銀行匯率問題。房價會依租約長短及入住人數浮動,入住最短不得低於一個月。
The rent would be paid on-line, Probably Extra fees: transaction fee by bank and exchange fee if you not pay in NTD.  The advertised price is adjustable based on length of stay as well as number of occupants. The shortest length of stay allowed is 1 month.

3.) 最短租期為一個月,最長租期為六個月(如需續約請詳見續約條款)。租期與租金以月為單位,無法以日計算。

The shortest lease period is one month and the longest is six months (See more information for prolonging part below). The lease period is calculated by months rather than a day basis.

4.) 租金不包含水、電、瓦斯、網路等能源費和公共區域的清潔。
The rent doesn't include utility fees (water, electricity, gas and wifi ) and cleaning service for common areas. 
 
5.) 能源費(水、電、瓦斯、網路、公共區域清潔等)與租金一同繳交(9floor Dorm+則無須支付此費用)。
計算方式:個人房- 1300/月;合住房-1100/ 月。

 Utilities (water, electricity, gas, cleaning fee and wifi ) are paid with the rent except 9floor Dorm+ .
Price :  private room- 1300NTD/month ;shared room- 1100/month

6.)額外入住收費:第2人入住加2000元 /月

 Cost for Additional Residents: 2nd person add $2000-NTD / month.

 

*(額外入住定義:一個月過夜總日數超過一週,視同入住。而朋友一般來訪過夜,若需佔用公共區域沙發床等,須先充分告知其他室友及玖樓,但不得頻繁過夜(依其餘室友容忍度而論定))。

*(Definition of Additional Resident: Spending the night for one week or longer (not necessarily consecutively) is viewed as residence. In the case of visiting friends, if they will be using public space such as sofa beds, etc. you must first notify your roommates and 9floor but this sort of occurrence must not be overly frequent (specific agreements subject to the consent of roommates).

- 押金及預定 Deposit and reservation

 

 

1.)押金 deposit

租期一個月,押金為一個月租金。 Rent for 1-month: 1-month deposit.

租期兩個月以上(含),押金為兩個月租金。  Rent for 2 months and more than 2 months: 2-month deposit.

 

*押金會於室友退租日當天以現金歸還。

*Deposit will be returned in cash on the day that the roommate checks out.

2.)如何預定?

How to reserve a room ?

 

在確認房間並收到合約後,應於72小時內完成第一期全部費用(含入會費、能源費、押金和第一個月租金)之繳納,即完成預定。否則視同放棄入住該房間資格。

After confirmed the room, received the contract and payment link, kindly, pay the down payment and set up the recurring payment via INSTO in 72 hours. Otherwise, 9floor will cancel your reservation. 

 

- 入住 Move In

 

1.)在入住前繳清第一期全部費用(含入會費、能源費、押金和第一個月租金)方可辦理入住手續。

Submitting the down payment and setting up the recurring payment prior to or at the time of move in will finalize the move in.

2.)玖樓提供床墊及保潔墊。另外提供租借寢具套組服務,內含:棉被、枕頭、床單、被套、枕頭套,將酌收NTD2,000元乾洗費用,租借的床包需在退房時歸還玖樓,如有髒污與損壞須依市價賠償與酌收NTD1,000手續費。

9floor provides mattress and mattress protector for free. 9floor also offers bedding sets (2000 NTD) for rent which includes pillow case, bed sheet, duvet, pillow and duvet cover.
Bedding sets must return to 9floor completely and cleanly after check out. If we find any stain and dirty which can’t be recovered, roommate is liable for all of the cost of replacing and extra NTD1,000 as admission fee.

 

3.)室友必須在當下檢查過後讓社群經理知曉有任何家具的損壞或缺失。室友有義務要保持家具的良好狀況並在契約結束時歸還。任何家具若未經玖樓授權皆不可移出住處。請妥善保管鑰匙,遺失鑰匙將酌收500元重鑄及人力支出。

Roommates need to immediately inspect the condition of all facilities and immediately report any deficiencies or damage to the person responsible for the apartment. The roommate has the responsibility to maintain the good condition of facilities and furniture and fully return them at the end of the lease period. The removal of any furniture or fixtures is not permitted without prior notification and approval of 9floor. Please take care of your key as the loss of a key will result in a 500NTD fee for recasting and service cost.

 

- 使用 Usage

1.)唯室友之房間為個人私人空間,其餘客廳、廚房、陽台等皆為玖樓共生公寓之共享空間。若玖樓或室友有提供給特定人士、團體或活動之空間使用需求,需與所有室友們在充分告知並妥善安排之前提下得以開放使用。公寓共享空間之例行開放時段為週一至週五上午10點至晚間10點,以及週六日下午一點至晚上10點,若有特殊時段需求,則須在該公寓所有室友同意之前提下,方可開放。

The roommates personal room is set aside as space for personal use. The living room, kitchen, balcony etc. are all public space of 9floor space. This means that the shared use of the apartment space will take place under the mutual understanding of the roommates and 9floor and through proper procedure usage of the shared space may be given to particular persons, groups, or activities. The shared space hours of operation will be from Monday to Friday 10am to 10pm and Saturday to Sunday 1pm to 10pm. If there are special time needs the agreement of all affected roommates needs to occur in order for the activity to proceed.

2.)請善用公寓的共享空間,同時做一位尊重彼此、善於溝通的室友,若在家中有任何聚會或活動,務必事前充分告知玖樓與其他室友,以避免空間使用衝突或相互干擾。如果下列任何事項發生,玖樓有權利提前終止契約並扣留押金:

Please make use of the shared space, be a respectful user, and communicate well. If there are any activities or meetings occurring in your home please notify 9floor space and all roommates prior to the event. This will prevent conflict and unnecessary disturbance. If any of the following events occur 9floor space reserves the right to cancel lease contracts and/or deduct deposits:

 

a)  在室友間已相互溝通之前提下,若因合理緣由遭其他室友向玖樓檢舉抱怨一次扣除押金500元,

檢舉抱怨超過三次則強制搬離並扣留全數押金;

若因合理緣由遭鄰居檢舉抱怨一次扣除押金1500元,檢舉抱怨超過兩次則強制解約搬離並扣留全數押金;

若因各項原因遭警察來訪關切一次扣除押金3000元,超過一次則強制解約搬離並扣留全數押金。

If there is a disagreement between roommates that results in a complaint that is both well-founded and reasonable there will be a 500NTD deduction from the responsible party’s deposit. If there are more than 3 complaints the roommate will be evicted and the entire deposit will be deducted.

b) 若室友導致家具設備損害、遺失,玖樓有權向室友索賠或者直接從押金扣除賠償。

If a roommate causes harm to or loss of furniture or other physical fixtures 9floor reserves the right to seek compensation from the responsible party or directly deduct the loss from the responsible party’s deposit.

c) 請主動繳納租金,若遲交租金,每遲一天扣150元。

Please be proactive in rent payment, if payment is late 150 NTD will be charged for every day late.

d)室友在未獲玖樓許可的情況下轉租於他人。

Roommates sublease apartments without prior approval from 9floor space.

 e) 若押金已扣除至剩餘2000元以下,則需於三日內強制搬離。

In order to protect the quality of 9floor space for respectful users if the entirety of your deposit has already been deducted to below 2000NTD, roommate must move out within 3 days.


 

- 稅與日常修繕等費用 Tax and Repair Fees

 

1.) 室友不用負擔本租賃物應納之一切稅費,如房屋稅、地價稅等。

Roommates are not responsible for the renting taxes such as housing tax, land tax, etc.

2.室友若需玖樓提供每月租金發票,需提前於入住時告知社群經理。

Roommates should inform the community manager when moving in if they need monthly receipts.

3.維修費用怎麼算? 

How to evaluate maintenance and repair cost?

a) 設備類: 如冷氣、冰箱、洗衣機...經師傅檢修,非人為因素者由玖樓支付。

After checking, if damages not caused by misuse or vandalism,9floor will pay the fee (Equipment: air conditioner, fridge and wash machine…etc.)

b)消耗性物品,如:燈泡、垃圾袋、水管堵塞或其他人為使用因素皆由室友支付。 

The cost of consumable items, such as pipe clogged, bulbs or bin bags will be charged from roommates or communal fund. 

*(公共區域燈泡:由玖樓支付。

       房間內燈泡:室友入住前三個月由玖樓支付、三個月以後由室友支付)。

* (Bulbs in common area: Fee paid by 9floor

    Bulbs in rooms: 9floor guarantees warranty period for 3 months after move in ).

- 延長/終止住宿 Prolonging / Ending Period of Stay

 

1.)若室友欲延長居住期限,請在至少45天前通知玖樓,但玖樓保有拒絕之權利。若無主動告知,則視同放棄續約。 若有提早解約需求,於預計搬離日一個月以上通知玖樓,手續費為押金的一個月;一個月以內,則以一個半月押金作為手續費。

If the roommate would like to extend the period of stay, please inform 9floor space at least 45 days prior to the end of the lease. However, 9floor space reserves the right to refuse extensions. If action is not taken to extend the lease it will be viewed the same as a normal termination of lease. If t here is a desire to terminate the lease early, please inform 9floor at least one month prior to the expected move-out date, the fee will cost a month deposit. Otherwise, less than one month prior to the move-out date, the fee will cost one and a half months deposit.

 

2.)若室友欲在合約期限內進行換房,須在預計換房日一個月前告知玖樓,若確定換房,玖樓將收取 NTD2,000 手續費。

If the roommate would like to change the room to other rooms within leasing period, please inform 9floor one month in advance. 9floor will charge NTD2,000 as admission fee.

 

- 退房 Move out

1.)在交還房間時,玖樓從押金提取NTD1,500,作為房間清潔費,費用不包含垃圾清潔,如評估過後房間過分髒亂,需打掃超過三小時,將額外收取清潔費,一小時為NTD500。此外,同時會檢查硬體設備無損壞、床墊清潔無損,若硬體設備損壞將依照硬體價格賠償、床墊若有污漬將支付重新購買床墊費用。
At the time, 9floor will use NTD1,500 from deposit as cleaning fee, It does not include garbage cleaning service. If 9floor evaluates the room which needs to be cleaned over 3hrs, 9floor reserves the right to charge the roommate a fee for overtime pay-NTD500/hr. Please carefully, we not only check surface but also include air conditioner filter, mattress, and equipment. If roommate damages any equipment 9floor provided, 9floor will charge the same price of the equipment. Moreover, If we find any stain and dirty on your mattress which can’t be recovered, 9floor will ask for compensation to buy a new one.

 

a) 若於退房時未將垃圾清運完成,玖樓有權要求室友支付垃圾清潔費與行政手續費,費用將由清潔人員評估後收取,行政費用為NTD500。
At the time, if roommate leave garbage  at the room and apt, 9floor has the right to ask for garbage cleaning fee and admission fee.  The cleaning fee will be evaluated by cleaner and admission fee is NTD500

b)牆壁若有侵入性施作,務必於退房時補土+補漆(顏色誤差得需由玖樓驗收),若未執

行復原玖樓有權扣留押金,作為修裝費、行政手續費(NTD1,000)與施工修復時空窗期租  

金費用,押金有剩餘將會全數退還室友,若不足將由室友額外付款。

The walls must be the same as you move-in, no stains, damages,paiting or wall

putty. If 9floor evaluates the walls and does not find it to be satisfactorily clean, 9floor reserves the right to charge the deposit for professional wall repair.(The deposit will be used on wall repair , admission fee NTD1,000  and the rent of your room during repairing period. If it costs more than your deposit, 9floor has the right to require the roommate for paying the extra. If there is the rest of deposit after deduction, 9floor will refund it to the roommate. )  

c)若床墊有髒污損壞或丟失室有需支付NTD5,000

If 9Floor finds any stain and dirty on your mattress which can’t be recovered or

the mattress is lost, roommate will be charged NTD5,000.

d)若保潔墊有髒污損壞或丟失室友需支付: NTD800/單人床; NTD1000/雙人床

If 9Floor finds any stain and dirty on your mattress protector which can’t be recovered

or the mattress protector is lost,roommate will be charged: NTD800/single bed;

NTD1000/double bed.

 

2.若於退房後玖樓發現室友私自帶走不屬於自己之物品,玖樓有權利要求室友歸還,若無法返還,室友需依市價賠償。如無.       法取得室友之回應,玖樓得採取法律行動,相關產生費用則請求被訴人支付。

 If roommate takes out something which is not belonging to you after checking out,9floor has a right to ask for return it back. If roommate refuses to return the items,9floor will consider to take legal actions against you.

 

- 租金優惠辦法

1.)社區活動提案 Cooperative Activities and Compensation

為鼓勵室友們自治與促進社群互動,若在玖樓之空間或者針對玖樓各公寓室友們的計畫(例如聚餐、電影、音樂會、策展...),可逕向玖樓申請經費補助或人力支援。

To promote the autonomy of roommates and provide a space for experimentation roommates are encouraged to apply for funding and/or manpower for the completion of projects within 9floor shared space (possible examples include shared food, movies, concerts, exhibitions etc).

2.)其他

其他不定期優惠方案會公佈在玖樓居民專屬社團

There will be other programs for special offer posted on our website and Facebook group on irregular basis.

玖樓保有修訂服務條款之權力,並以此頁面上之最新修正版本為依據。

9floor reserves the right to revise these terms of service for the purpose of continuing to improve the experience of our roommates and other users. The terms appearing here on the website will be the most up to date and will serve as the guidelines for continuing activities.
